Dear Chris,

We wanted to take a moment to thank you for all your hard work, diligence and professionalism regarding the whirlwind, recent sale of our Saco House.  Because of the positive, previous experience we had with you selling Dad’s Condo in 2018, we decided to solicit your services once again, this time with our house in Saco.  As expected, we were not disappointed.  The house was on the market for four days and during that time, you consistently answered all our questions in a timely fashion and kept us apprised of details as they unfolded and they certainly did unfold!  81 Showings and 38 offers, all within the span of four days on the market.  We know that had to be overwhelming to say the least.  We were stunned.  You somehow kept your composure and treated everyone with courtesy and compassion and came back to us with the details of each one of the 38 offers complete with letters and videos as well as a spreadsheet that summarized all 38 offers.  We are still trying to wrap our heads around that!  They were all great offers but we feel that the offer we accepted was the right decision. This whole experience will not soon be forgotten and you played a vital part in its huge success!  Again, thank you from the bottom of our hearts!!!

Like the ad states, “Better call Chris”! If you need to sell your home and want a competent, hardworking, compassionate professional to do the job, we highly recommend calling Chris with Great Moose Real Estate.  You won’t regret it!

Why choose Chris Griffith and Great Moose Real Estate?

Chris came recommended to my husband and I by our landlord at the time. We had moved to Maine just before the pandemic hit and the massive shutdown took place. The virus spread  faster than we could move on the purchase of our Maine home. Chris came along side of us on our journey and provided knowledge of the Old Orchard Beach/Saco area with some comic relief thrown in to help ease the stress of looking for a house during Covid. Donning masks, bootie covers for our shoes and gloves for our hands, we made the best of the strangest experience in buying a home we’ve ever had. And Chris was with us personally every step of the way. Chris was attentive to our needs and listened intently to our list of desires we wanted for our piece of the Maine dream. We crawled through a lot of houses while other brokers wouldn’t even get out of their cars. When we went under contract Chris was their to help us make sure our home would pass the VA inspection process. And when moving day finally came, Chris was there with his Mercedes van and trailer to get us moved into our new home. We took advantage of a very weak market and bought our home before prices increased and the supply diminished. We couldn’t have done that without Chris. If you are in the market for a home, or want to sell your home, Chris Griffith is the only realtor you want on your side.

We have known and worked with Chris in various capacities for nearly 20 years. When it came time to sell our house, he was the only choice we would consider. You simply won’t find someone more committed. Chris understands houses: how they are constructed, building systems, insulation, neighborhoods and the people who live in them. Selling a house requires a deep knowledge of all those factors along with a personal willingness to guide, oversee or do the many tasks necessary to prepare your home for the best sale possible. You will find that Chris immerses himself immediately into your project like you are his only client and then he is there for you every step of the way. We could not have been more pleased and encourage anyone wanting to sell their home to give Chris a call—you will see the results for yourself and that he knows how to get things done.    B.P.

My wife Nancy and I met Chris Griffith nearly fifteen years ago when we needed a contractor to repair our recently purchased home that had been heavily damaged in a January freeze-up. We were so pleased with the work that Chris and his home improvement company, Great Moose Lake Corporation, performed on the repair of our home, that we hired Chris as General Contractor to construct two large home additions we had been planning. We were equally pleased with the completion of the new additions, and kept in touch with Chris who has become a valued personal friend over these many years. Recently, we decided the time had come to leave our large, empty nest, and were fortunate to find an unusual opportunity to move into a new private cottage to be constructed in a major expansion of a local senior housing community. We were aware of the difficult undertaking it would be to sell our large home, downsize our lifetime of accumulated assets and belongings, find temporary housing while our new home was under construction, find and manage temporary storage of those belongings we wanted to keep, and finally move into our new home when construction was complete. We were also aware that Chris had grown his home improvement business in many directions over the years, and acquired new skills, capabilities, and resources that would fit our many needs. Chris had obtained a Maine Real Estate License, worked in a real estate agency for several years, and eventually established his own agency specializing in helping seniors make the same or similar transitions to what Nancy and I were facing. Chris has proven himself to be a natural fit for our needs. He has sold our home, helped arrange temporary housing, provided temporary storage for our many remaining belongings, moved those belongings into his storage area, and is fully prepared to move everything into our new home when construction is complete. Chris is among the most helpful and resourceful people we have ever known. He is willing and able to do whatever needs to be done. If he is unable to personally provide or perform anything that is needed, he will find someone in his large network of friends, relatives and business associates who can help. We sincerely recommend Chris Griffith and Great Moose Real Estate to other seniors facing any similar lifestyle transition.

Purchasing any house at auction is a risky proposition. Chris Griffith was able to help us through complicated circumstances involving bidding, title matters, settling of property lines, house evaluation, substantial renovations an ultimately after a family change-of-plans, a successful sale. Partnering with Great Moose Lake Corporation for general contracting of renovations made a lot of sense for us, as Chris was then able to move his efforts to his real estate brokerage business when plans changed, to use his intricate understanding of the house and its systems in any discussions with potential buyers. More than anything else, Chris becomes 100% immersed in an owner’s goals and offers alternative solutions to the myriad of issues one faces, spending more time and attention on your affairs that you think possible. I have no doubt you will find Chris to be someone you quickly entrust with some of the most important financial decisions most people have to make concerning their housing and you will rest assured you are in good hands. Thank you Chris for all the hard work and your vast array of whole-product solutions your companies offer, we couldn’t be more appreciative.

It was totally by chance that I met Chris Griffith. My sister and I were in the process of cleaning out our Mom's home in Gorham after her passing at 95 years. Being a stressful time, but ready to place the property on the market, we had not yet decided on a realtor, although we had a couple different friends in the business that we had dealt with in the past. We had never met Chris, but he had the property across the street from my home in Scarborough listed on the market. Being the curious type and seeing their sign, I went to Great Moose Real Estate's web site looking for the particulars on that property and happened to find Chris' picture and a story "Maine Real Estate for Seniors" telling of a different approach to selling properties. This approach seemed to fit our situation to a "T".  I made one call and the rest is history. Chris came to my house and introduced himself, and we went together to my Mom's house to get his input. Chris listened to our ideas and then explained our options. Chris handled this transaction just as he said he would, with only our interests in mind. No phone tag, no excuses, Chris was there FOR US.  He made this so easy, with no stress at all. Even though my sister lives out of the area, Chris walked us through every step with ease, kept us informed, had the means to get signatures signed electronically without her having to physically be here, and explained every step in terms we could understand. Chris would call or e-mail with up dates, never once leaving us wondering where we were in the process. This made the whole process such a pleasant experience and totally different than our previous experiences with the sale of real estate with other agents. Chris was always positive and professional, but low key with no pressure. And best of all, my sister and I have gained a true friend!!  I am sure we have built a relationship with Chris that will continue long after the closing!!   So, if you are reading this and trying to make the same decision, rest assured, a call to Chris will be the best decision you make.

A family friend and abutter to one of my properties contacted me and said it was time to sell his dad’s property. We met and agreed on a price and terms. I mentioned the situation to Chris Griffith, who was at my shop one day. I offered him a fee to help me with this sale, and he agreed. I gave him the seller’s contact information and he was off to meet the sellers. After a couple days Chris got back to me and told me what he had learned. The three sellers were going to need a lot of help. The property needed to go through probate to legally sell it to me, and time was of the essence. The sellers were living in Maine, New Hampshire and Massachusetts, some without email. Chris said the best way to handle this was for him to represent the sellers and I would be his customer. This is the first real estate deal I have done with Chris, and I trusted his advice and straight forward professionalism. Chris got to work referring the family to a probate attorney he worked with who would also do the closing. Chris put the paperwork together and drove all over New England getting the necessary signatures many times. We set a date to close on the property and in fact closed a month early. Chris went well beyond what I expected of a real estate broker based on my past experiences with them. And I was the customer! He is amazingly good at what he does and I already have him involved in more of my real estate dealings.

I want to thank you and your companies for completing the recent sale of my dad’s condominium in Saco, ME.  My parents were original owners of the condo, living there for approximately 30 years, and accumulating many things that reminded them of their wonderful life together and of our many family gatherings.  When we decided to move my dad to assisted living after my mom passed years earlier, the idea of selling the condo and determining the fate of those treasured memories were burdens we simply did not want to deal with given our more immediate priority of successfully transitioning my dad to his new home.

This is where your companies stepped in, relieving us of these burdens so we could focus on more pressing needs.  Great Moose Lake Corporation and Great Moose Real Estate, handled everything related to the preparation and sale of the condo with care, compassion and expertise.  I valued the guidance you provided along the way, keeping us on track and helping us make the right choices when uncertainty arose.

Of the many services that your companies provide, I was particularly excited by the prospect of repurposing my parent’s treasured belongings while preparing for the condo sale. The miniature gazebo that my dad painstakingly handcrafted is just one of your many noteworthy repurposes that impressed me. Finding it a home as a fund raiser for the gazebo project at Ocean Park brought joy in knowing my dad’s hard work would pay forward. You handled all their memories with thoughtfulness as though you knew my parent’s wishes and that impressed me beyond words can express.

And lastly, you handled the sale and closing of the condo quickly and efficiently giving us confidence things were always under control. You brought energy, organization, and attention to detail throughout the listing and selling process, making sure everything went off smoothly and within the time span we had hoped for which was just a few months.

All I can say is that my experience with you and your companies was top notch and exceeded my expectations at every step of the process. I want to wish you much success as you go forward and grow the unique and valuable services your companies provide.

Dear Chris,

I also wanted to personally thank you for all your hard work with facilitating the successful sale of my Dad's condo, as well as everything you did to help prepare the condo prior to the sale. It is very comforting for me to know you were able to re-purpose so many of my parents possessions and knowing others will make good use of them. My daughter and I are grateful that you were willing to move and store the couch and love seat until they were able to come get them.

You were on top of things every step of the way. I appreciated that you would clearly communicate everything that was happening as it was happening and that you answered all my questions in a timely manner throughout this process. Your professionalism and kind demeanor make you uniquely qualified to do a job you appear to truly enjoy. I have nothing but positive things to say about my experience with you and your businesses and I would not hesitate to highly recommend you to anyone I encounter that may need your services. You made this experience that I was personally dreading, more bearable than I could have imagined. It was a pleasure doing business with you and I hope to see you again some time. I wish you all the best with your future endeavors for I am certain you will continue to succeed.

Kind regards, Diane V. - Saco

When my mother died at the age of 87, my sister and I did not expect much from the sale of her home in Biddeford except that it would be a nightmare to clean, get rid of the clutter and make it presentable to potential buyers. After Chris Griffith of Great Moose Real Estate did such a fantastic job helping me sell my office, we enlisted him to help us prepare and sell her home. Looking at the home with me for the first time, I wasn't sure that we would be able to get much from the sale. However, once he was done it sold for tens of thousands more than we anticipated, and there was a bidding war of offers for the home. To get to that point, Chris emptied the contents of the home, garage and shed by donating things to worthy recipients, spruced up the landscaping by cutting down overgrown bushes and reseeding the lawn, cleaned the cellar and cellar floor where a sewer line had backed up, removed a wood stove that would not have passed inspection, fixed the chimney, coordinated repair of the sewer line, polished the wood and linoleum floors to make them shine, repaired damage done by previous home renovations, and changed hardware in the kitchen cabinets to modernize the look. I'm sure that I have left some things out, but the bottom line is that if you are looking for someone who demonstrates that he cares about your needs, is respectful to your memories of your home and wants you to have the best outcome from the sale, then you need not look any further than to Great Moose Real Estate and Chris Griffith.

I can't say enough good things about the help I received from Chris Griffith at Great Moose Real Estate. I had been trying to sell my Professional Office in Arundel for years using one of the larger Commercial Realtors in Portland, and then the larger one in the Kennebunk area. None of the previous Realtors were successful even after a year's effort in one case and almost a year's effort in the second case. I had even tried "cooling off" the property for about a year before trying to sell it with the second Realtor. The loan officer at my bank referred me to Chris because of his reputation for diligence and motivation. From the onset of my interactions with Chris, he told me what I needed to do to sell the property and he was proved right when we were able to sell it before it was even listed on the MLS. He wasn't done yet though. Not only did he help with every phase of the sale, but he helped me find office space to rent closer to my home, coordinated preparations to renovate the space and undertook some of the renovations to my new office space himself. We all love the new space and greatly appreciate all that he did to make this happen for us.

We have owned this wonderful property for 12 years.  It’s been empty and dusted weekly for the past 8 years.  We had it listed for sale for the past 5 years.  Then we hired Chris Griffith and he had it under contract and sold in a week for the price we were looking for, without listing it on the MLS.

Chris exceeded our expectations, represented us professionally, presented choices we didn’t even know we had, and his hands-on can-do attitude is contagious.  Don’t hire a broker to sell your property until you meet Chris.  You won’t be disappointed.

I would like to relate my experience with Chris Griffith who sold our family property recently.

Chris had a vision of what the property needed to look like to sell and was instrumental in helping me to prepare the property for the sale which included tidying up the road frontage to make it more inviting to the potential buyers. He was very clear about what needed to be done and shared his vision of the property as a "product" so I was able to be objective about what I had to change to make the property more marketable.

He even ran the tractor a couple of times to make sure the field looked good and even took potential buyers on tours with his jeep.

His suggestions were very important such as making sure I ordered the surveys, and appraisals in a timely fashion which I was able to do. He spent a lot of time and went above and beyond his duties to ensure that the property was sold during our short summer season.  He worked closely with me to keep me informed of any feedback from the potential buyers so that I could address issues as needed. When the offers came in he explained the particulars and suggested counter offers which made a lot of sense.  Since he spent so much time getting to know the potential buyers, he was able to understand what they were looking for in a property and was able to show them how my property would work well for them depending upon their situation.

Chris really knows the real estate market and sold our property in a relatively short time.  He showed the property to 61 potential buyers in 10 days, which took at least an hour and a half for each tour.

I was very happy that Chris was our broker on this property and several others.

When I met Chris Griffith, it was in a social setting, and I wasn't thinking of selling a property I owned in Biddeford, ME at all.  In fact, I thought I would never sell it.  I had listed the property twice in the past two years.  The first broker put a sign up...the second broker, after 6 months, didn't even do that.  Both of these brokers are with reputable firms in my community.  One firm has sold 2 of my houses, the other broker was the parent of a good childhood friend of my daugher's. Obviously, none of this mattered in the end.  I had decided I would just sit on the property, and move on with other plans. When Chris told me he sold real estate for a living, I quickly shifted gears.

Chris's energy, enthusiasm and passion for livelihood are nothing short of powerful. You feel it from the moment you shake his hand.  His impression is professional and positive.  I knew shortly after meeting him that if anyone was going to sell this property, it would be Chris Griffith.  I met Chris on Friday, August 21st, he brought me a buyer within 48 hrs., and we closed on the property on Tuesday, September 15th.  The process was seemless and probably the easiest transaction I'll ever be involved in.  I went to the closing still thinking "This was too easy!", but everything went according to plan, Chris dots his "i's" and crosses his "t's" ..... twice.

I know I will be doing more business with Chris in the future and recommend him highly for all of your property needs.  Chris understands his market and his strong ties to the community allow him to connect your needs with others' wants quickly, efficiently and with that great big Chris Griffith Smile!

Aside from all the things that Real Estate Agents do; market comparisons, marketing, open houses, advertising, dealing with the lookers and tire kickers, managing negotiations, and so on and so forth, Chris listened to what I had to say, gave straight forward no BS advice and often went way beyond any official obligation.

We had owned our house for about 20 years and raised our family, entertained friends, hosted family gatherings, had great memories and so it was inevitable that selling was emotional at times.  With insight and tact Chris guided me and delivered a smooth professional experience for both my family and for the buyers.  Also his van can carry a lot of junk that you realize you have to get rid of at the last minute.  Thanks Chris for being a friend.

Chris, I want to thank you for giving us an excellent buying experience in Gray, Maine.  When you're new to an area you need accurate and informed advice to make necessary and timely decisions.  You gave all that and more.  From helping arrange meetings with owners and bankers and townspeople, you delivered the whole package.

When we need more Maine properties you'll be my first and only contact.  I very much look forward to future dealings.
Again thank you for your exemplary service.
